Buyers Fees- all NC & SC Counties

  • Settlement Fee/Attorney Fee – $750 ($600 for Refinance/HELOC)*
  • Title Certification Fee – $300
  • Admin Fee (Wire, copy, courier, doc storage, etc.) – $150
  • Title Search Fee, if applicable – $75 to $150 (dependent on difficulty)

*A closing with a purchase price or loan amount of $1 Million or more Dollars will incur a Settlement Fee equal to 0.1% of the total purchase price or loan amount as applicable.

Commercial transactions, particularly those in which loan documents are negotiated or non-title opinions are required, may be subject to additional charges. Any additional fees will be billed at market hourly rates.

INCLUDES: Preparation & Execution of Closing Disclosures, Coordinating with Lender & Homeowners Association (HOA), Banking Administration Fee, Title Search, and Mailing Lender Packages After Closing

Seller Fees- all NC & SC Counties

  • Settlement Fee/Attorney Fee- $475
  • Fiduciary Duty Charges: $100 per loan or judgment payoff

INCLUDES: Preparation & Execution of Deed, Lien Waiver, Marital Status Affidavit, Nonforeign Status Affidavit, and Fiduciary Duty of Accounting to Seller(s)

Miscellaneous Fees

These fees may only apply in certain circumstances and are not standard on every transaction.

  • Remote Signing & Coordination – $250 per party signing remotely
    • Please note: To safeguard our clients from widespread real estate fraud, Bright Law PLLC will require all parties not signing with an employee of our law firm to sign with a notary scheduled by our office to ensure the sanctity of the notary process and to avoid unnecessary delays/risks.
  • Estate Review – $350
  • Power of Attorney – $250
  • 1031 Exchange – $250
  • Mobile Home Affixation Verification Fee – $350
  • Foreclosure File Review- $350
  • Additional Document Preparation – $250
  • Drafting of Note and Deed of Trust- $500
  • Escrow Holdback- $250

Please note: This list is not exhaustive; other charges may be incurred for unusual or non-standard additional work, said work (while rare) will be billed at a market rate.
